The Wesley Chapel real estate market in 2026 has quietly shifted in buyers’ favor. Typical values are down about 5% from a year ago, homes are taking weeks longer to sell, and roughly 70% of sales now close below list price. If you had written off one of Tampa Bay’s fastest-growing suburbs as too hot, too competitive, or too fast, you’re not alone: most house hunters haven’t caught up to the numbers yet. We think that gap between perception and reality is exactly where good deals get made.
What is the Wesley Chapel real estate market doing in 2026?

As of mid-2026, the Wesley Chapel real estate market favors buyers. Typical home values sit near $399,000, down about 5% year over year per Zillow, homes take roughly 82 days to sell per Movoto, and about 70% of sales close below list price. Builder incentives add tens of thousands in potential savings.
Now the detail behind that summary. Zillow’s home value index for Wesley Chapel sat at $398,904 as of data through December 31, 2025, down 5.1% year over year, with a median sale price of $385,167 as of late November 2025. Local agent reports from early 2026 put the median in the $400,000 to $405,000 range, down roughly 5 to 7 percent from the year before. Median price varies a bit by source and method, so we’d call it “around $400,000” and move on to the more interesting numbers.
Wesley Chapel isn’t an outlier, either. Across Pasco County, the average sale price was running about $390,000 with 47 median days on market and sellers netting roughly 95% of their original list price, per November 2025 data cited by Coldwell Banker Aqua Terra in January 2026.
Homes are also taking longer to sell locally. Movoto’s May 2026 data showed 82 days on market, up from 67 a year earlier (a 22% jump) across roughly 1,200 active listings, and it labels Wesley Chapel a buyer’s market outright. Supply is running around four months, per Dreamland Estate’s 2026 figures. For context on why slower isn’t scarier, our post on whether now is actually a good time to buy in Tampa Bay walks through what a cooler market really buys you.
One caveat on list prices: Movoto’s May 2026 median list price was $473,990, well above where homes actually sell. That gap is the whole story in miniature. Sellers are still pricing for 2022, and buyers who negotiate are winning.
How many Wesley Chapel homes sell below asking?
Here’s the stat we keep showing buyers: per Zillow data through December 31, 2025, 71.5% of Wesley Chapel homes sold below list price, with a sale-to-list ratio of 0.980. In plain English: about seven in ten sellers took less than they asked, and the typical discount ran about 2% off list.
That changes how you write offers. A full-price, no-questions offer is rarely necessary here right now. Depending on the home’s days on market, condition, and the seller’s situation, there’s often room to negotiate on price, closing costs, repairs, or all three. This mirrors the broader regional pattern we covered in our look at what Tampa Bay’s 2026 market shift means for buyers.
Which builder incentives are available right now?

Wesley Chapel is still one of Florida’s most active new-construction corridors, and with plenty of inventory to move, builders are competing hard. As of this writing, per the BuildTB incentive tracker:
- Lennar: up to $30,000 off plus a 3.99% rate (7.170% APR) with their preferred lender
- M/I Homes: a 2.875% first-year FHA rate via a 2/1 buydown (5.6236% APR), 5.5% conventional options, and up to $2,000 in “Fly & Buy” travel credits
- Pulte: 3.99% (5.349% APR), but note it’s a 7/6 ARM, not a fixed rate
- Taylor Morrison: 4.50% FHA (5.28% APR) and 4.50% conventional offers
- Del Webb: up to $70,000 off with rates from 3.99%; GL Homes’ Valencia Ridge, a 55+ community, up to $60,000 in “Use As You Choose” credits
Current offers change frequently; verify with us before you count on any of these. And read the fine print: a teaser rate on an adjustable loan is not the same as a fixed rate. We break down how to weigh these offers against existing homes in our guide to new construction vs. resale in Tampa Bay.
Actively selling communities include Persimmon Park at Wiregrass Ranch (ICI Homes, $458,900 to $638,900 for 1,552 to 2,748 square feet, per Jome listings updated August 2026), Chapel Crossings, Westgate at Avalon Park, Two Rivers (where Taylor Morrison’s Hammock at Two Rivers starts in the mid-$400s), Watergrass (997 gated acres with an on-site elementary school and more than 250 acres of conservation land), and the lagoon communities below.
How much are CDD fees in Wesley Chapel?
A CDD (Community Development District) fee is an annual assessment, collected on your property tax bill, that repays the bonds that built a community’s roads, utilities, and amenities. In Wesley Chapel’s newer master-planned communities, CDDs typically run $3,000 to $4,500+ per year, per Dreamland Estate’s 2026 guide, while some communities come in lower: Persimmon Park from about $2,191 per year and River Landing from $1,521 to $2,090 per year, per Jome. Newer communities carry fresher bond debt, so older neighborhoods like Seven Oaks and Meadow Pointe often have lighter CDD loads. Always ask for the exact figure on any home you’re considering. It’s real money that never shows up in the advertised price.
Why buyers still want Wesley Chapel
The negotiating leverage matters because the underlying growth story is genuinely strong.
Healthcare. Wesley Chapel now anchors four hospitals: AdventHealth Wesley Chapel (opened 2012, expanded 2024), BayCare Hospital Wesley Chapel (opened March 2023, $246M), Orlando Health’s $300M Wiregrass Ranch Hospital (opened April 21, 2026, with 102 beds expandable to 300), and a Johns Hopkins All Children’s pediatric hospital slated to open in 2027, per WesleyChapelCommunity.com’s hospital roundup.
Lagoons. Epperson is home to the first Crystal Lagoon in the U.S., 7.5 acres of swimmable water, and neighboring Mirada (in adjacent San Antonio, FL) features a 15-acre lagoon billed as the nation’s largest man-made lagoon, with slides, a swim-up bar, and kayaks.
Retail and recreation. KRATE at The Grove, a container park built from 94 shipping containers that opened in June 2022, joins Tampa Premium Outlets and The Shops at Wiregrass, plus the Wiregrass Ranch Sports Campus and AdventHealth Center Ice, the largest ice sports facility in the Southeast.
The economics. Demand here has fundamentals behind it: Wesley Chapel’s median household income is $131,964, about 62% above the national figure, per AreaVibes’ 2026 modeled data. It’s a big part of why the area keeps appearing in our roundup of the best Tampa Bay suburbs for families in 2026, based on the amenities, schools, and price points, not hype.
The tradeoffs we walk buyers through
We’d be doing you a disservice if we skipped this part. The commute to downtown Tampa is about 25 miles via I-75, typically 30 to 45 minutes and longer at peak, and the airport runs about 40 minutes in typical traffic. The new Overpass Road interchange at I-75 has shortened the drive for Epperson and Watergrass residents, but plan a rush-hour test run before you commit.
Carrying costs are real, too. Wesley Chapel’s median property tax bill is $5,351 per year at an effective rate around 1.59% (a figure that likely includes CDD assessments on the bill), per Ownwell data from April 2026, and insurance quotes generally land between roughly $1,700 and $2,700 a year depending on the home and coverage, based on 2026 figures from Momentum Realty and Clovered. The inland location does help on insurance, with no coastal surge exposure. All in, Momentum Realty’s June 2026 model put the monthly cost of owning a median-priced Wesley Chapel home at about $2,658 with 20% down at a 7% rate. That’s a useful gut-check number before you fall in love with a floor plan.
And falling prices cut both ways: if you buy in a community where the builder still has years of inventory to sell, you’ll compete with their incentives whenever you resell.
