River Landing in Wesley Chapel sold its final new homes in December 2025, and every home here is now a resale. That is better news for buyers than it sounds: the amenities are finished, the homes are nearly new, and the builder is no longer setting the price floor. Here is our 2026 guide to River Landing, its gated River’s Edge enclave, and what the current numbers mean for your search.
What Is River Landing in Wesley Chapel?

River Landing is a gated, roughly 700-acre master-planned community in Wesley Chapel, Florida, built by Taylor Morrison near the I-75 and SR 56/54 corridor. New construction sold out in December 2025, so every home is now a resale, with recent median pricing around $599,000 (Redfin, January 2026).
The community sits in Pasco County with a nature-and-water-view setting, and it ranks among the newest luxury-tier Taylor Morrison communities in the Wesley Chapel area, according to the community’s Jome listing page (updated December 2025). Homes across River Landing span roughly 2,000 to more than 4,800 square feet, per LivingInTampaFlorida’s community profile. In its final new-construction phase, Taylor Morrison priced homes at $575,000 to $675,000 for 3,053 to 3,461 square feet (Jome, December 2025), while the broader historical new-construction range ran from roughly $367,500 to the low $870,000s across three-to-five-plus-bedroom floor plans.
One point of confusion we hear often: River Landing is not a GL Homes community. GL Homes builds elsewhere in Wesley Chapel, at Winding Ridge (sold out) and Valencia Ridge (a 55+ community that is actively selling). River Landing is Taylor Morrison, full stop.
River Landing vs. River’s Edge: What’s the Relationship?
This trips up a lot of buyers, so let’s make it simple. River’s Edge is not a separate community. It is the exclusive gated luxury enclave within River Landing. Think of it as a gate within a gate: the main community is gated, and River’s Edge sits behind a second gate inside it.
River’s Edge holds roughly 100 homes, was established in 2022, and is also sold out of new construction, according to WesleyChapelCommunity.com. These are the community’s largest homes, roughly 3,000 to more than 5,200 square feet, and resales here run from about $800,000 to $1.5 million and up. River’s Edge residents get full access to all of River Landing’s amenities, so the extra privacy costs you nothing in lifestyle.
Why Is a Sold-Out Community Good News for Buyers?

As of December 15, 2025, Taylor Morrison has no remaining new-home opportunities in River Landing, per Jome and an archived NewHomeSource page. If you missed the new-construction window, the only way in now is resale. In our experience, that is not the consolation prize it sounds like.
Here is why we often tell buyers a freshly sold-out community can be a sweet spot:
- The amenities are built and open. No renderings, no “coming in Phase 3.” You can walk the clubhouse and pool the day you tour.
- No builder wait. To-be-built homes in the region typically take many months to deliver; a River Landing resale closes on a normal resale timeline.
- These are nearly new homes. Much of the community went up in the last few years, so you get current floor plans and systems without living through the construction-zone phase of a community’s life.
- You can see the actual street. Landscaping, lot orientation, neighboring homes: it is all in front of you, not on a site map.
We walk through the broader trade-offs in our Tampa Bay new construction vs. resale breakdown, but River Landing is a textbook case of resale working in the buyer’s favor.
What Do Homes in River Landing Cost in 2026?
According to Redfin MLS data as of early January 2026, River Landing’s median resale price was $599,000, with homes averaging about 45 days on market and selling roughly 2.7% below asking. One caveat we would be doing you a disservice to skip: that median is based on a small handful of sales (nine homes), so headline year-over-year percentage swings here are not statistically meaningful. Price per square foot actually ticked down about 4.4% year over year in the same data. In a small, young resale market, the individual home matters far more than the community-wide average.
The wider market backs up a patient approach. Per Zillow data through December 2025, Wesley Chapel’s typical home value was $398,904, down about 5.1% year over year, and 71.5% of homes sold below list price. That is the buyer-friendly backdrop we cover in why more buyers are expanding their search beyond Tampa. Negotiating room exists in 2026; use it.
How Much Are the HOA and CDD Fees in River Landing?
Per Jome’s December 2025 data, River Landing’s HOA runs $788 and up per quarter, and the CDD assessment runs $1,521 to $2,090 per year. A quick explainer: a CDD (Community Development District) is a special taxing district that financed the community’s roads, utilities, and amenities with bonds, and you repay a share on your property tax bill each year.
Notably, River Landing’s CDD is on the moderate side for a newer Wesley Chapel community. Several brand-new master-planned communities in the area carry $3,000 to $4,500 or more per year. Budget for both fees on top of your mortgage, and we will pull the exact figures for any specific listing you are considering.
Amenities: The River Club and 21 Reasons to Stay Home
River Landing’s amenity list runs 21 items deep, per Jome and WesleyChapelCommunity.com. Highlights include The River Club clubhouse, a resort pool with spa, a covered fire pit, sports field, tennis and pickleball courts, a half basketball court, a fitness studio, playground, pet and dog parks, a community pond, and miles of walking trails. Because the builder finished out, everything on that list is operating today. You are buying into a finished amenity package, not a promise.
Schools, Location, and What’s Nearby
Per Jome’s December 2025 listing data, assigned schools include Double Branch Elementary (about 2 miles) and Dr. John Long Middle (about 3.1 miles). High school zoning for the community is not something we would state without checking. Pasco County zones can shift, so verify current Pasco school zoning for any specific address before you write an offer.
Location-wise, River Landing sits near the I-75 and SR 56/54 corridor, putting Wesley Chapel’s big anchors within easy reach. KRATE at The Grove packs restaurants, retail, and a live stage into 94 shipping containers; Tampa Premium Outlets and The Shops at Wiregrass handle the mall runs; and AdventHealth Center Ice is the largest ice sports facility in the Southeast. Healthcare is a genuine local strength too: four hospitals now serve the area, the newest being Orlando Health Wiregrass Ranch Hospital, which opened in April 2026, with a Johns Hopkins All Children’s pediatric hospital slated to open in 2027. Downtown Tampa is roughly 25 miles via I-75, typically 30 to 45 minutes depending on traffic.
