25 things to do before you list your Tampa Bay home in 2026, so you sell faster and keep more of your money.
Work through the five sections in order. Most sellers can knock out the whole list in two to three weeks. If anything makes you pause, call us and we will walk through it together. No pressure, no obligation.
1. Get the numbers right
Pricing decides everything else. Homes that start too high sit, then sell for less than they would have on day one.
Get a real home value review, not an online estimate
Zillow’s own published median error for off-market homes is about 7.5%. On a $400,000 home that is roughly $30,000 in either direction. Have an agent pull actual recent sales within a half mile of your home.
Know your net before you sign anything
Ask for a seller net sheet: payoff, commissions, title, taxes, repairs and concessions. The number you walk away with is what matters.
Decide your “must move by” date
Your timeline drives your pricing strategy. A 30-day timeline and a 6-month timeline are two different plans.
Price it right on day one
A new listing gets its biggest wave of views in the first one to two weeks. A price improvement later rarely recovers the buyers who scrolled past early.
Pull your mortgage payoff, HOA docs and any liens
Surprises at closing cost time and money. Get the paperwork together before you list.
2. Fix the things buyers notice first
Buyers decide in the first 60 seconds. These are the small fixes that change that first impression.
Roof, AC and water heater: know the ages
In Florida these three drive inspections and insurance. Insurers scrutinize roofs 15+ years old and many buyers will not close without an insurable roof. If any of the three are near end of life, decide now whether you replace, credit, or price accordingly.
Fix every drip, squeak and sticking door
Small defects make buyers wonder what else is wrong. A handyman day is one of the best returns you will get.
Patch, paint and neutralize
Fresh, light, neutral walls photograph better and make rooms feel bigger. Skip the bold accent walls for now.
Replace anything dated that costs under $300
Light fixtures, cabinet hardware, faucets, outlet covers. Cheap to swap, big on perceived value.
Consider a pre-listing inspection
Find the issues before the buyer’s inspector does. You control the repair and the narrative.
3. Stage the rooms that sell the house
You do not have to stage every room. You have to stage the four that buyers decide on.
Declutter by half, then half again
Counters clear, closets at 60% full, furniture pulled off the walls. Rent a storage unit if you have to. Space sells.
Deep clean like a showing is tomorrow
Grout, baseboards, ceiling fans, window tracks, the inside of the oven. Buyers open everything.
Stage the kitchen, primary bedroom, living room and outdoor space
These four rooms drive the decision. Fresh linens, a set table, a clean lanai with two chairs and a plant.
Depersonalize: photos, trophies, collections, monograms
Buyers need to picture their family in the home, not yours.
Handle pets and odors honestly
Ask a friend who does not live there to smell test. Pet beds, litter and food bowls out of sight for photos and showings.
4. Curb appeal and the exterior
Most buyers see your home on their phone first, then from the driveway. Both views have to win.
Pressure wash the driveway, walkway, roof line and pool deck
Nothing ages a Florida home faster than mildew and algae. This is a one-day job that changes every exterior photo.
Mulch, trim and edge
Fresh mulch, trimmed hedges, clean bed lines. Add two pots of color at the front door.
Front door, mailbox, house numbers, light fixtures
Paint the door, replace the numbers, clean or swap the fixtures. This is the “arrival” moment.
Check the fence, screens and gutters
Torn screens and sagging gutters show up in every inspection and every photo. Fix them now.
Plan for twilight or drone photos if the home earns it
Pool homes, waterfront and larger lots photograph dramatically better at twilight or from above. Ask us what your home needs.
5. Get ready to launch
The last week before listing decides whether you launch strong or limp onto the market.
Gather your documents
Survey, permits, warranties, HOA rules and fees, utility averages, recent upgrades with dates and receipts. Buyers ask; being ready builds trust.
Professional photos, video and a floor plan
Phone photos cost you money. Your listing competes with every other listing on a buyer’s screen.
Decide your showing rules and lockbox plan
Easy-to-show homes sell faster. Decide now how you will handle pets, work-from-home and last-minute requests.
Plan the launch week
Go live Thursday or Friday, hit every platform at once, and keep the first weekend open for showings. Momentum in week one matters most.
Know how you will handle offers
Multiple offers, escalation clauses, inspection periods, appraisal gaps. Decide your strategy before the first offer arrives, not after.
