Prosperity Lakes is Lennar’s largest community in Manatee County: 2,100 plus home sites off US 301 in Parrish, ZIP 34219, split between a main community and a gated Active Adult section with its own amenity center. MJM Group has closed homes on four streets inside it.
The 55+ section is a real neighborhood with its own gate, clubhouse, pools and pickleball courts, and its own line in the CDD budget. Different product, different fees.
HOA, CDD operations, and on most main community lots, CDD bond debt. The CDD lands on the tax bill, so buyers who only look at the HOA miss half of it.

Lennar is the sole builder for the entire community, including the Active Adult section.
Part of it is. Prosperity Lakes Active Adult is a gated, age qualified section for residents 55 and older with its own clubhouse, pools and pickleball courts. The main community has no age restriction.
Yes. The Prosperity Lakes Community Development District assesses every home for operations and maintenance, and most main community lots also pay debt service on the Series 2023 bonds. For FY 2025 to 2026 the total ranges from $1,375.67 for an Active Adult villa to $4,579.13 for a 60 foot lot in the main community. It is collected on the Manatee County property tax bill.
Lennar lists the main community HOA at approximately $167.05 per month as of September 2026. The Active Adult section has a separate HOA that covers its private amenity center and is listed by third party sites in the $380 to $520 per month range; confirm the current figure with the sales office.
The main community has a clubhouse, fitness center, resort style pool with lap lanes and a water slide, playground, tennis and bocce courts and walking trails. The Active Adult section has its own clubhouse with a full kitchen and bar, fitness center and yoga studio, beach entry and lap pools, pickleball, shuffleboard, bocce, trails and parks, per Lennar.
Lennar lists Barbara A. Harvey Elementary, Buffalo Creek Middle and Parrish Community High. Confirm assignments with the School District of Manatee County before relying on them.
The Active Adult section is gated. The main community is not.
