Property taxes are figured from the purchase price using 2025 certified county millage and the Florida homestead exemption for a primary residence, not the seller's current tax bill, which does not transfer to you. Insurance uses a county average. HOA dues and CDD assessments are not included and are common in newer Tampa Bay communities, so ask about both on any home you like.
Florida caps yearly assessment increases at 3 percent for homesteaded owners, but that cap does not transfer when you buy. The property is reassessed at full market value the January after closing. On a long held home the new bill can be close to double what the seller paid.
County average premiums run from about $2,756 in Pasco to $4,063 in Pinellas, per the Florida Office of Insurance Regulation report dated July 1, 2026. Roof age and elevation move that number hard. Get a quote before you are under contract, not after.
Many newer communities in Riverview, Wesley Chapel, Parrish and Lakewood Ranch carry a Community Development District assessment on the tax bill, commonly $1,200 to $4,200 a year and higher in Lakewood Ranch. It is separate from HOA dues and it is easy to miss.
