Land O’ Lakes FL real estate offers what much of Tampa Bay no longer can: real land, real lakes, and a median price around half of South Tampa‘s. Every week we talk with buyers who love this region but are tired of the math, whether that’s $800,000 for a modest lot, bidding against cash, or compromising on space. Land O’ Lakes, roughly 40 to 45 minutes north of downtown Tampa, is where we often take that conversation next.
What does Land O’ Lakes FL real estate cost in 2026?

In short: Land O’ Lakes FL real estate delivers more home for the money. The city-wide median sale price was $399,990 in April 2026, roughly half of South Tampa’s typical single-family price, and buyers get larger lots, conservation buffers, and access to more than 100 named lakes.
That $399,990 April 2026 median was down a modest 2.4% year over year, according to a Jimmy & Annie Real Estate market report. The same report showed 1.45 months of inventory, 63 average days on market, sales down 13% and new listings down 20% from a year earlier. That’s a market that’s calm rather than cold, with less on the shelf but no stampede for it.
Now the comparison that gets buyers’ attention. South Tampa single-family homes generally run $800,000 to $1.2M+, with Hyde Park and Palma Ceia entry points around $700,000 to $800,000 and Davis Islands starting near $900,000, per Three Avenues Group figures from March 2026. Against a roughly $400,000 to $425,000 Land O’ Lakes median, that’s about half the price, and the Land O’ Lakes home usually comes with a larger lot and conservation buffers you simply won’t find in the urban core. If you love Palma Ceia’s charm but not its price tag, our Palma Ceia neighborhood guide makes a useful side-by-side read.
Versus neighboring Wesley Chapel, it’s essentially price parity: Zillow put Wesley Chapel’s typical home value at $398,904 as of data through late 2025, within a rounding error of the Land O’ Lakes median. The trade is retail density for lakes and nature.
Is Land O’ Lakes really Redfin’s hottest neighborhood?
Here’s a headline worth unpacking carefully: Redfin named Land O’ Lakes ZIP code 34637 its #1 “Hottest Neighborhood” of 2026. That ZIP, the Connerton corridor, posted a median around $425,000 in early 2026, up 7 to 8 percent year over year, with sales volume up 36% and listing views nearly doubling, per a Jimmy & Annie Real Estate analysis from May 2026.
The honest framing: that heat is concentrated in one ZIP code. City-wide, prices were slightly down (that 2.4% dip above). So Land O’ Lakes in 2026 is really two stories: a buzzy growth corridor where new communities are drawing national attention, and a broader market where buyers still have room to negotiate. Which side of that line you shop matters, and it’s exactly the kind of nuance a Zestimate won’t show you.
Angeline and Moffitt: the growth story

If you want to understand why 34637 and its surroundings are drawing attention, look at Angeline. It’s a 6,200+ acre master-planned community with 3,600 acres of green space, up to 100 miles of trails planned, a working community farm, and the Angeline Academy of Innovation, a STEM magnet school. Lennar prices ranged from $261,900 for villas to $524,990 and up for its largest “Grand Executives” homes (1,448 to 3,629 square feet) as of our research, with D.R. Horton and an active-adult section also building. One important clarification: a lagoon is planned for Angeline, but it is not open yet. Don’t buy today expecting to swim tomorrow.
The bigger catalyst is Moffitt Cancer Center‘s Speros FL campus rising on 775 acres at Angeline. Its 120,000-square-foot outpatient center grand-opened January 9, 2026 and began treating patients January 20, with a proton therapy center slated to open in June 2026 and the first Discovery & Innovation Center building due in 2028, all part of a $1B+ investment, as reported by WUSF in January 2026. Major medical campuses tend to anchor jobs, services, and long-term demand, and it’s a big reason more buyers are expanding their search beyond Tampa in 2026.
The county backdrop supports the story, too. Pasco County added about 106,000 residents from 2020 to 2025, growth of 19.5%, per BEBR estimates published in late 2025, and Florida ranked No. 2 among states for inbound moves on U-Haul’s 2025 Growth Index, per Florida Realtors in January 2026. This corridor is not a speculative bet on growth; the growth is already here.
The communities we show buyers most
- Connerton is off US 41 in the famous 34637 ZIP: resort pool and water park, tennis, fitness, on-site Connerton Elementary, and 3,000+ acres of preserves and trails. About 40 minutes to downtown Tampa.
- Bexley sits off SR 54 near the Suncoast Parkway: two resort pools, a café, an avid trail network, and on-site Bexley Elementary (zoned Rushe Middle and Sunlake High; verify per address). Roughly 40 minutes downtown via the toll road.
- Del Webb Bexley is 55+, guard-gated, yard maintenance included, with a clubhouse, pools, and sports courts.
- Lakeshore Ranch and Wilderness Lake Preserve suit buyers who want the gated, lake-and-conservation feel; Wilderness Lake’s lodge and nature center are genuinely distinctive.
- Asturia is a smaller SR 54 amenity community worth a look if you want that corridor.
Several of these are why Land O’ Lakes keeps earning a spot in our guide to the best Tampa Bay suburbs for families, on the strength of amenities, on-site schools, and price per square foot.
Lakes, space, and the “Old Florida” feel
The name isn’t marketing. Land O’ Lakes has 100+ named lakes, including three main motorboat lakes that are private and residents-only, a quiet perk if you’ve ever fought a public boat ramp on a Saturday. Between the lakes, the conservation land, and the larger lots, the area keeps an “Old Florida” character that’s getting harder to find inside the growth corridors. For many of our buyers, that’s the whole point: space and nature at a price that still leaves room in the budget.
What are the tradeoffs of living in Land O’ Lakes?
The commute is the big one: figure 40 to 45 minutes to downtown Tampa via the Suncoast or Veterans (both tolled) or the free-but-slower US 41/I-275 route. Daily tolls add up, so test-drive your actual commute before you fall in love. Retail and dining are thinner than Wesley Chapel’s; you’ll drive to the Tampa Premium Outlets corridor for serious shopping. And in the newer master-planned communities, budget for HOA and CDD fees on top of the mortgage. They vary widely by community, so ask us for the numbers on any home you’re considering. Our Tampa Bay cost of living guide covers how those pieces fit together.
